Property Summary

Traditional stone agricultural building offered with planning permission. A rare opportunity to purchase a former agricultural barn with full planning permission for sympathetic conversion to a four bedroom dwelling. Glanusk Barn is situated in approximately a third of an acre and enjoys an elevated location providing delightful views across the Monmouthshire countryside. The barn is offered with options of additional land available by separate negotiation - see Agent’s Notes. Glanusk Barn lies just off the B4598 road on the fringe of Llanvair Kilgeddin. The design has been thoughtfully planned and will afford versatile accommodation whilst maximising the views to all elevations. The courtyard in front of the building will provide ample parking for several vehicles and the grounds around the barn offer the potential to create landscaped gardens.

Full Details

Location
Glanusk Barn is conveniently situated for the major towns of Abergavenny, Monmouth and Usk as well as the larger commercial centres of South Wales and Bristol. Abergavenny 6 miles, Usk 4½ miles, Monmouth 12½ miles, M4 (J24) 14 miles. The A40 provides fast access to Monmouth and on to the M50 and M5, whilst the Heads of the Valley road starts at Abergavenny. The latter has a rail station with good services to Newport and London Paddington. Abergavenny has all the expected shops and services of an important market town including a Waitrose, whilst historic Monmouth is home to the famous Haberdashers’ schools for both boys and girls. The pretty town of Usk has a number of independent shops, doctor and dentist surgeries. Some of the finest restaurants in the county are within a short drive including the Hardwick, Walnut Tree and The Angel. The Brecon Beacons and Black Mountains are just a short drive.

Services
We are advised there is full electricity supply to the site with a meter in the barn. We understand the mains water supply adjoins the main road and it will be the buyer’s responsibility to connect the water. It will also be the buyer’s responsibility to install a drainage system.

Agent's Notes
The driveway is shared. Additional land of circa 6.2 acres including 1,000ft of river frontage is available by separate negotiation and, additionally, an optional circa 4 acres of adjoining level ground adjacent to the drive. These additional parcels of land are subject to an agricultural tenancy, on which notice has been served for the tenancy to expire in 2022.

Tenure
We are advised the property is freehold.

Planning Permission
