Property Summary

Ty Isaf is one of a pair of detached dormer style houses believed to have been built in the early 1900’s for forestry workers. In addition to the house is a modern former bunk house, believed to have been built by the Royal Navy for cadet training and to the rear of the house a stone agricultural barn with cobbled floor. The house requires substantial modernisation and offers the opportunity for a purchaser to update to their requirements and taste. The gardens immediately adjoining the house offer the opportunity to landscape and create a tranquil haven. The bunk house requires minimal updating if used in its present form but could be utilised as ancillary accommodation to the main house or perhaps as a holiday let or a superb workshop/studio. Other uses, subject to planning, could possibly be a kennel or cattery or a small gallery/tea room. Either side of the buildings are fully enclosed paddocks bordered by the country lane leading to the Grwyne Fawr Valley to one side and the Grwyne River to the other. The river is set some depth below the level of the land and has pretty, natural banks which are fenced.

Full Details

Outside
The property is approached off a single track country lane through double wooden gates leading to a lean-to car port area and plenty of parking space. The grounds extend to circa 2.8 acres with a garden adjoining the house and bunk house and paddocks either side of the buildings. The paddocks have road access to the country lane. The Grwyne River runs alongside the rear, fenced boundary and is set some way below the level of the land. Beyond the river banks are woodland providing a peaceful rural setting. The former bunk house comprises: 3 separate rooms plus changing rooms, toilet and shower blocks, utility and store/boiler rooms. Beyond the house is a stone outbuilding split into two rooms, covered by an open-sided canopy providing undercover storage.

Location
Ty Isaf is in a rural location in the Grwyne Fawr valley, close to the village of Forest Coal Pit within the Brecon Beacons National Park. At the head of the valley is the Grwyne Fawr Reservoir built in the early 1900s - some of the properties in the valley were built around this time to house the workers. The property lies approximately 9 miles to both Crickhowell and Abergavenny. Crickhowell offers a range of independent shops, highly regarded primary and secondary schools and doctors’ and dentists’ surgeries. The larger, historic town of Abergavenny offers a wider range of amenities including a Waitrose and a main line railway station. The property is situated within easy reach of South Wales via the Heads of the Valleys road and the A40/A449 linking to the M4, M5 and M50 motorways for Cardiff, Bristol and the Midlands. The nearest airport is Cardiff International (45 miles) and London can generally be reached in about 2½ hours by road.

Services
We understand the property has mains electricity and water. Private drainage.

Tenure
We are advised the property is freehold.

Agent's Notes
The property falls within a flood plain owing to the reservoir at the head of the valley. We are not aware of any flooding to the grounds or buildings that form Ty Isaf.
We understand planning consent was granted in 2002 (P18284) by Brecon Beacons National Park to allow the house and former bunkhouse to be used for residential use, which would include holiday lettings. Full information to be provided at the time of viewing.
